ROK Hotel Kingston sits on the Kingston, Jamaica waterfront in a 12-story tower originally built in 1977 as the Oceana Hotel. The redevelopment, part of a broader revitalization of downtown Kingston, converted the property into a 168-room hotel with a reworked exterior wall system. The facade’s vertical expansion joints run the full height of the tower between window bays and required a seal capable of accommodating structural movement while matching the building’s smooth, painted finish.
At a soffit, the joints transition through a change in plane where the vertical wall meets the horizontal band. Seismic Colorseal-DS was installed on the exterior of the wall, providing a durable, watertight seal while accommodating seismic and thermal movement. The multi-bellows silicone facing follows the curve of the facade while maintaining a consistent reveal along the full height of the building. At the plane change, Universal 90s were used to maintain a continuous seal through the transition, eliminating field-fabricated corners, often the most likely locations for water intrusion. Installation was performed by Frontier Waterproofing Inc, Denton, TX.
Seismic Colorseal-DS is watertight, airtight, and ABAA compliant, with non-invasive anchoring that avoids pins, screws, or tracks into the substrate. The factory-applied silicone bellows is cured under controlled conditions before compression, which helps maintain a uniform reveal across long, continuous joint runs like those on ROK Hotel Kingston’s tower.
