At The Residences at 400 Central, a 46-story, 515-foot mixed-use tower in St. Petersburg, Florida, residential, commercial, and parking functions are integrated within a single vertical structure. Designed by Arquitectonica and built by Suffolk Construction, the project includes 301 residential units, approximately 45,000 square feet of office space, 60,000 square feet of ground-floor retail, and more than 900 parking spaces within a multi-level podium.
The combination of residential tower, mixed-use podium, and structured parking introduces expansion joint requirements across multiple building assemblies, including facade, deck, and fire-rated floor transitions.
Sika Emseal expansion joint systems were specified throughout. At the building envelope, Seismic Colorseal and Seismic Colorseal-DS accommodate movement at wall and curtainwall joints. At horizontal conditions, Horizontal Colorseal provides watertight performance at plaza and deck levels within the parking structure. In pedestrian and vehicular traffic areas, Wabo SafetyFlex delivers hinged joint cover performance. At interior transitions, Emshield DFR2 provides 2-hour fire-rated protection at floor assemblies between tower and podium levels.
